TRINITY - The 330 acres in Pasco County owned by the Mitchell family has remained a ranch for generations even as the area around it developed.
But now plans are in the works for an outdoor shopping center, movie theater and a community with 800 homes. It's known as Mitchell 54 West.
"I think it's great for all of us up here. We really need that," said Trinity resident Annette Gabrelcik.
While the nearby Trinity Town Center project still remains unfinished and empty, Gabrelcik said there is a real need for more shopping and dining options.
"It's a haul to try and get to a mall or a movie theater or great restaurants," she said.
Kitson & Partners is buying the land and spearheading the project.
They say it will be a go-to destination similar to the Shoppes at Wiregrass.
"They were a game changer in the market for East Pasco County, for Wesley Chapel. And we really want to be a game changer for West Pasco County," said Kitson & Partners Senior Vice President Debra Dremann.
Kitson won't say which specific businesses they are talking with, but they include big box department stores, specialty retail, sporting goods and a movie theater this area has been waiting for.
Developers also say they will preserve some of the wetlands and, in some cases, include them in the design.
"A commercial center embed in nature was really important to us," said Dremann.
The complex not only benefits West Pasco, but it's expected to draw customers from all over.
Lorry Collier said she'll come from North Pinellas.
"We would love to see the movie theater. We would love to see creative and new restaurants. We would love to see some outdoor shopping," said Collier.
Approval from the county and environmental permits are still needed. But if things move forward developers hope to break ground in 2016.
